THE TERRITORIES

THE OFFERING - Five to ten acre tracts on the banks of the upper Saluda River. Tracts are site specific to incorporate hard wood draws and towering Carolina pine ridges with most having water confluence, either lakefront, riverfront or creekfront being a primary boundary point.

As a property owner, you will be deeded your homesite as well as your pro rata share of The Preserve property of 1,100 +/- acres as well as The Territories Community Association amenities as constructed. In addition, in the event that The Territories agrees to participate and cooperate in the conveyance of the common area Preserve to a qualified entity for conservation easement, each property owner (as of the date of conveyance) will be entitled to the incentives acquired as a result of the easement as outlined in the Declaration of Covenants and Restrictions.

The Territories encompasses two distinct parcels of land. On the western banks of the Saluda River lie 69 homesite tracts that encompass approximately one-half of its total acreage of 1,100. Open space in and around the western banks will remain untouched for the enjoyment of the current and future generations of residents. On the eastern banks of the Saluda River (accessed via a private, light-vehicular bridge) lies a hidden environmental oasis known as The Preserve: 1,100 acres of pristine wilderness encompassing seven miles of river frontage, thirty miles of ATV and equestrian trails, and 140 acres of properly maintained food plots – all for the exclusive enjoyment of our owners and their guests.

Abundant wildlife inhabits the area including deer, turkey, wild hogs, quail and other small game. The river is teaming with Striped Bass, Large Mouth Bass, Catfish and a variety of panfish and is accessible via our private boat ramps.

A full time on-site naturalist is available for guided river kayaking, fly fishing, nature walks, upland bird hunts, sporting clays or just to point out a location where a trophy buck was seen. Throughout the summer months, several children’s programs will give owners’ children and grandchildren the opportunity to learn about wildlife, the environment and the Piedmont ecosystem as well as horseback riding, ATV operation and safety, fly fishing, canoeing and kayaking among other activities.

THE HABITAT - 69 five to ten acre tracts located on 2,200 gated acres of pristine wildlife. The habitat is to be monitored and controlled by the Property Owners Association and the Architectural Review Board to insure continuity in design and environmental protection. Each tract has been inspected and approved for well and septic systems.

THE RIVER - Seven miles of virtually undisturbed river frontage with the nearest public access point being seventeen miles downstream.
